Land and Lot Clearing in North Georgia
Land and lot clearing is the work of removing trees, brush and undergrowth so a homesite, building lot or tract of acreage can be used, built on or managed. We serve landowners, homeowners, builders and developers across North Georgia and metro Atlanta, mulching where we can and grubbing or hauling where the project needs it.
Land & Lot Clearing, the Northline way
Every clearing job starts with one question: what happens to this ground next? If you are building a house, the pad and driveway need to be cleared down to dirt, roots and all, while the rest of the lot may only need brush removed. If you are opening up acreage for pasture or a better look at your land, mulching in place is often all it takes. We fit the method to the plan instead of running one approach on every job.
Our default is forestry mulching. Trees and brush are ground in place, and the mulch layer stays on the ground to hold soil and limit erosion. On most jobs that means no burn piles and no haul-off. When a building pad, septic area or driveway needs clean, rootless ground, we grub, do light grading and haul off or burn where it is allowed and permitted.
We have spent more than 30 years in sitework, including the last 7 in turnkey civil site development for commercial and industrial clients. We know grades, drainage, erosion control, utilities and permits, and we know what a builder or grader expects when they show up. The goal is a cleared lot that makes the next trade's job easier, not one that has to be fixed first.

What we cover
Homesite and pad clearing
We clear the house footprint, driveway path and work area, and can grub roots and stumps out of the pad when the foundation needs clean ground.
Acreage clearing
We open up larger tracts for pasture, recreation or resale by mulching brush and trees in place across the whole area or in marked sections.
Save the good trees
We flag and work around the hardwoods and shade trees you want to keep, so the lot looks finished instead of stripped.
Erosion-aware clearing
We leave mulch cover where we can, keep out of stream buffers, and avoid creating bare runs that send clay downhill.
Light grading and prep
After clearing we can shape a pad, smooth the driveway path and rough in drainage so your builder starts on solid footing.
Haul-off or burning
If you do not want mulch left on part of the site, we haul off debris or burn where allowed with the proper burn permit.
Clearing a lot on North Georgia clay and slopes
Georgia red clay and Piedmont soils erode quickly once they are bare. A lot that is pushed clean in the fall can lose a surprising amount of soil by spring and fill a ditch or neighbor's pond with mud. That is why we clear in stages when possible, keep mulch on areas that are not being built on, and leave bare ground only where the next step needs it.
On mountain lots, steep slopes and rock add another layer. Clearing the wrong way on a hillside can change how water moves across the whole property. We plan the clearing around the natural drainage, keep vegetation on the steepest ground where it makes sense, and talk with you and your builder about where water should go once the house is in.
Permits matter on clearing jobs. Sites that disturb one acre or more generally need state stormwater permit coverage, and local land disturbance permits vary by county. Georgia also requires a 25-foot buffer along state waters, 50 feet on trout streams. If you are unsure what applies, check with your county, and we will help you sort out the questions to ask. We call Georgia 811 before any digging or grubbing.

Our process
Call with your plan
Tell us what the land is for, whether a house, pasture or resale, and send photos, a plat or a site plan if you have one.
Walk the lot
We look at trees, slope, drainage, access and buffers, mark what stays, and give you a free quote that spells out the scope.
Permits and 811
We help you confirm any county permits, call Georgia 811 before grubbing, and set erosion control where the plan calls for it.
Clear and grub
We mulch the areas being opened, grub the pad and driveway if needed, and haul off or burn only where you want it clean.
Walkthrough and handoff
We walk the finished lot with you and, if you like, your builder, so everyone knows the site is ready for the next step.
Land & Lot Clearing FAQ
How much does it cost to clear a lot in North Georgia?
The price depends on the lot, so we give a free quote after seeing it. Cost is driven by acreage, how thick the trees and brush are, tree size, slope, access for equipment, whether roots must be grubbed out, whether you want mulch left or debris hauled off, and the distance from Commerce. A building pad needs more work than mulching open acreage.
How long does it take to clear a building lot?
A typical residential lot takes from one day to several days. Production depends on density, tree size and species, terrain and access, plus how much grubbing and grading the pad needs. Permits and weather can also affect the start date. We give you a realistic schedule with the quote and keep you posted if rain pushes it.
What is left on the lot after clearing?
On mulched areas, a layer of wood mulch stays on the ground and stumps are cut to about ground level. On building pads and driveways, we can grub out roots and stumps and haul off or burn the debris where allowed. We do not offer below-grade stump grinding as a separate service, so we plan around that up front.
Do I need a permit to clear my land in Georgia?
It depends on the size of the disturbance and your county. Sites disturbing one acre or more generally need state stormwater permit coverage, and many counties require a local land disturbance permit for smaller areas too. Clearing near creeks must respect the 25-foot state waters buffer, or 50 feet on trout streams. Check with your county, and we will help you prepare.
Can you clear just the house site and leave the rest wooded?
Yes, and we often recommend it. We clear the house footprint, driveway and a working area, then mulch underbrush or leave the rest of the woods alone. Keeping trees and ground cover on the rest of the lot limits erosion, saves shade and makes the property look established once the house is built.
Will you work with my builder?
Yes. With years of civil site development behind us, we know what builders and graders need when they arrive. We are glad to meet your builder on site, review the site plan and clear to their layout so the pad, driveway and utility paths are ready for the next trade.
